Home Building Process: A Step By Step Guide
Building a new home can be a daunting process, but with the right planning and guidance, it can also be an exciting and fulfilling experience.
Here is a Step-By-Step Guide to the Home Building Process:
- Find Land and Secure Financing: The first step in building a new home is to find land and secure financing. This involves working with a real estate agent to help you find land. Then a mortgage lender or a bank to secure your construction loan.
- Planning and Design: The next step is to plan and design your custom home. You will select or purchase a house plan, materials and finishes, and decide on the overall aesthetic of your home. We implement our own designs as well as trusted architectural designs by Frank Betz, Donald Gardner, and Garrell & Associates. Riverstone Homes will formulate spec designs from your ideas in order to create your perfect home.
- Site Preparation: Once you have decided on a plan, the next step is to prepare the building site. This may involve clearing the land, grading the site, and installing utilities like water, electricity, and gas.
- Foundation: The next step is to lay the foundation for your home build. This could be a slab, crawlspace, or full basement depending on your lot.
- Framing: After the foundation is laid, the framing of your home begins. This involves the construction of the walls and the roof of the home.
- Plumbing, Electrical, and HVAC: Once the framing is complete, the plumbing, electrical, and HVAC systems are installed. This will include the installation of pipes, wires, and ductwork.
- Insulation and Drywall: After the mechanical systems are in place, insulation is installed in the walls and ceilings and drywall is hung.
- Finishes: The next step is to add the finishing touches to your custom home. This includes installing flooring, cabinetry, countertops, and other fixtures.
- Final Inspections: Before your new home is ready for occupancy, a final inspection is conducted to ensure that all necessary building codes and regulations have been met.
- Move in: Once your final inspection is passed, you will be issued an occupancy permit, and you can move into your new home. At Riverstone, we conduct a final walk-through to show you where everything is for maintenance.
